How much is this worth?

So I managed to get hold of the closest house to the Neri drug dealer. It's just a big shack which you can see in the picture but is 15m! away from the drug dealer and has a nice place to hide your truck or get away if you are caught next to it. I am telling you now please don't start bidding over it I will make the decision to sell or not, I am just asking how much people think it is worth.
