Spawn point at houses

Hi everyone, 

I bought a house by the coast and I was looking at the spawn point upgrade, I think you can spawn vehicles there but I'm not sure? Can someone confirm? 

And also if my house is near the sea can I spawn boats from it?

You can have a spawn point inside houses and this lets you respawn there, however you have to buy a separate garage to be able to spawn small vehicles. The house itself can not spawn vehicles. Boats you have to get from a designated place on the map with a green marker called 'Boats'

Garages are small garages Sometimes they are just located outside the house, But not everywhere. 

They are around 500k each for cars Only.

I don't think there is, but don't buy a spawn point then because you can get one with your Garage and then it is only like 100/200m run.
